Marine air and Sub-Zero built-ins in Mar Vista
Post-war tracts and rear additions a few miles off the water, most with a built-in retrofitted into an opening framed for it long after the house was finished. Here it is the air, not the calendar, that dates a machine.
What ages a built-in here
Small post-war houses, most with a built-in put into a space somebody framed for it later. What dates the equipment is not the year so much as what it breathes: a few miles inland the marine layer works steadily on gaskets, hinges and anything aluminium in the airflow path, and a fin pack that would have shrugged at ten years old stops coping once it is carrying a season of dust as well. The Gregory Ain tract on these streets adds a second problem, because none of those kitchens was drawn around a column at all.
Rust is the tell that separates these streets from the valley side of the route. Over the hill a machine is beaten by heat and gives up at the condenser; here it is beaten slowly, at the edges, by air carrying salt a few miles in from the water. The parts that go first are the ones exposed to the room rather than the ones working hardest.
That changes the order of the visit. A door gets closed on a strip of paper before anybody reaches for gauges, the hinge side gets looked at while the seal is out, and the fin pack gets judged on what has settled on it rather than on how old it is. Most of what is found here is cheap, and almost all of it gets expensive if it is left.
The retrofits are the other half of the story. A built-in standing in an opening framed for it decades after the house was drawn is working against geometry as well as against the air, and on a machine of that age the two together are what usually settle whether it is worth going on.

- Rarely. Those houses were completed in 1948 around a freestanding unit standing in the open with air on every side, and a modern column wants a framed opening close to 84 inches tall and about 24 inches deep, plus a water line the original plumbing never ran. Something has to be built to hold it.
